FHA Holds Groundbreaking For The New Sweetwater Ridge Apartment Complex

FLORENCE-On Monday, September 28 the Florence Housing Authority held a groundbreaking for the new Sweetwater Ridge Apartment Complex. Director Rhonda Richardson had the honor of starting the demolition by bulldozer for the future Complex.

 

A little information about this project from the Florence Housing Authority:

Mayor Steve Holt, Florence City Council Members, Florence Housing Authority Board, and Executive Director Rhonda Richardson, are excited to announce the first phase of Cherry Hill Homes transitioning to the new Sweetwater Ridge apartment complex.  The project will be completed in three phases and will include an additional 178 new housing units over five years. The projected cost/budget for all three phases will be approximately $30 million.

 

The HUD Rental Assistance Demonstration (RAD) program conversion allowed the Housing Authority to receive the deeds of trust of HUD-owned properties.  With Florence Housing Authority receiving clear ownership, it allowed them to apply for tax credits and other financings to rebuild or renovate properties. Cherry Hill Homes, built-in 1952, was the first public housing property in the City of Florence and the last property to convert to the RAD program.

 

The first phase will replace the current 54 units with 56 new units.  Fifteen (15) buildings will be demolished and replaced with seven (7) two-story residential buildings and one (1) management office/community building.  The community building will have a computer center, fitness center, and laundry facility.  The property will have a covered bus shelter and picnic area with a gazebo.  The entrance to the property will be updated with landscaping and new signage. Demolition will begin around July 15, 2020.
